THE TOP 8 INTERIOR ITEMS THAT BUYERS REALLY NOTICE!


1.  Buyers take special notice of LIGHT & BRIGHT homes.  Buy high-intensity light bulbs, clean light shades and covers.


2.  Buyers notice especially CLEAN homes.  Give your home a GOOD cleaning from the top to bottom.  Make sure you get those windows, tubs and toilet areas and appliances.


3.  Buyers notice CLEAN WINDOWS, fresh window treatments.


4.  Buyers notice SPACIOUS ROOMS.  Remove unnecessary items that don't fit in or that are TOO LARGE for the room.


5.  Buyers notice FRESHLY CLEANED carpets and waxed floors.  Replace or repair damaged areas of the floor.


6.  Buyers notice colors that will BLEND with the decor and furnishing.  A fresh coat of paint goes a long way!  Think whites or off-whites or beige.  These type of  colors will make a room look BIGGER & BRIGHTER (see tip #4!)


7.  Buyers notice closet and cabinet space.  NEATLY arrange your closets and cupboards.  Get rid of all unnecessary items.  Organize your storage areas so it doesn't appear that you LACK storage space.


8.  Buyers pay attention to timy details.  FIX all the "LITTLE THINGS..." loose door knobs, leaky faucets, towel racks and clean caulk areas are key.

Good list.  Buyers also notice smells.  You don't want the house to stink but you don't want it to smell too much like air freshener either.  I've had showings where we leave simply because the buyer can't stand the smell of the house.

Good point, Stacey-Ann. Something I like to do is throw a bag of microwave popcorn in to pop. It emits a great, appealing smell but it doesn't smell like you're trying to cover up something.

This is a good post that is to the point. I also agree about the smell of the house. The key is to do the obvious things. Sellers often have difficulty seeing (or smelling) what potential buyers see (or smell). Have a trusted person, friend or Realtor, take a look-see at the home.

If the market is truly turning, and I think it may be. It is time to get those listings ready to sell. There is some pent up demand getting ready to come to the table with low rates being the catalyst.

Great thoughts Yvette!!! and I agree with our colleagues who mention smell.  My sense of smell is not too strong, but I always catch those odors which are so offensive: cat, dog, mold and mildew, and too much air freshener, cigarette smoke, moth balls, and natural gas leaks.

Yvette, a great list and I would also add that buyers notice when there's too much of the home owner's personal things, pictures, awards - you can't possible see yourself in that home with all of it on every shelf and in every room.  As someone who staged her home for sale last year and who purchased a new home your list captures what I was told about my home and what I saw for myself on the buyer's side. ~ Anne Marie

I like lists and this one is good.  What is a bad smell to one person might be considered pleasant to a Seller  ie garlic cookng.  It is so important that we be upfront and very clear with our Sellers so that there are no misunderstandings.

Great tips Yvette!  Even though many of the items on the list seem to be just plain "common sense", we all see listed properties on a daily basis that need most if not all of these items to be done.

Great list!  Here's something I've found helpful in convincing sellers to put away all the stuff - I explain that if they sell, they will be moving, and packing.  So why not make life easier and start packing away their collections, breakable stuff now?  They respond pretty well to this.

SHARON - I think that is what sellers want...not to spend a lot of money fixing every little thing...these things are relatively inexpensive.

CHERYL - Take nothing for granted when selling.  Don't assume that they know.  That's what we're here for!

JENNIFER - Goodness yes!  Some folks' fridge is...well you can hardly find it (ie my mom)!  That's easy and a must!
