Williamsburg, VA for the Birds?

THE CARDINAL

Oh, to be in Williamsburg Virginia, this time of year is absolutely wonderful!! Do you like birds? Well I do! I am a huge fan of the Cardinal (hence my background page). They are in abundance here in Williamsburg. I enjoy seeing them fly. And there sound is like music to my ears. Listen for yourself...


The Cardinal is the Virginia State Bird. Virginia designated the Northern Cardinal (Cardinalis cardinalis) as the official state bird in 1950. One of America's favorite backyard birds, cardinals are distinctive in appearance and song. They are known for their "cheer-cheer-cheer," "whit-chew-whit-chew" and "purty-purty-purty" whistles.


Male Cardinal are a brilliant scrarlet red, females a buffy brown with reddish wings. Both have jet black mask, pronounced crest, and heavy bill. The Cardinal sings nearly year-round. The male aggressively defends his 4 acre territory (male cardinals have been seen attacking small red objects mistaken as other males).                                                     


Northern Cardinals breed 2-3 times each season. The femal builds the nest and tends to the hatchlings for about 10 days while the male brings food. The male then takes over the care of this first brood while the female moves on to a new nest and lays a second clutch of eggs.


The Cardinal is also the state bird of 6 other states: Illinois, Indiana, Kentucky, North Carolina, Ohia and West Viriginia.

HOW DO I PRICE MY HOME TO SELL?

 


  How do I price home  my home to sell?  Good question! Do you want it to sell sooner or later?  I bet you'll say sooner! In that case, pricing your home correctly is critical to the end result that you desire.  Read on to find out more...


FIRST, NEVER, NEVER select your REALTOR® based on the list price they recommend.  Although, a higher list price could result in a higher net to you, just the opposite may oocur and often happens.  You have an overpriced listing.  It is far more important to select a REALTOR® who is will tell you the truth, even when it's not what you want to hear.  Choose your REALTOR® based on their expertise and their specific marketing strategy for your home.


SECONDLY, You need to look through the eyes of a prospective buyer.  What homes will they be looking at in addition to yours?  How does your home compare (Price, Condition, Size) to the others. Your REALTOR® will help you establish a price range to position your property to sell.  How fast you need to see as well as condition of your home will be KEY factors in narrowing this price range.


NEXT you'll need to analyze the effects of appraised value.  What does that mean?  It means that 90+% of all buyers get mortgages, most purchases are subject to an appraisal.  Because appraisers appraoch value from a different perspective, it can often result in a different price.  They  look at closed sales within the past 6 months to determine value.


KEY things to REMEMBER:                  


              1.  VALUE is determined by what a buyer gets OUT of a product...not what an owner has in it.

              2.  Surrounding property values influence the selling price of your property.

              3.  Prices in a real estate market rise and fall over time.


To sum it all up, one can safely say that your home is worth what a buyer in today's market is willing to pay for it.  Much like shopping for a car, home buyers make their choices based on comparisons to similiar homes.  That is why pricing your home is the SINGLE MOST IMPORTANT decision you will make in marketing it and ultimately selling it!!

HONORED for going GREEN!




Sentara received the PARTNER RECOGNITION AWARD last month at Practice Greenhealth Environmental Excellence Awards in Pittsburgh. The awards are give to facilities that are working to eliminate mercury from healthcare centers, prevent pollution and minimize waste.

The hospital has removed 41 pounds of mercury. The EPA recognized this hospital for its mercury removal efforts. From November 2007 to April 2008 the hospital recycled 65,000 pounds of materials.

Sentara Williamsburg Regional Medical Center has been recycling paper, bottles, cans, light bulbs and batteries. They've even been recycling cooking oils & certain chemicals used in the laboratory. The hospital has switched from gasolined operated golf carts to get around the grounds to battery powered golf carts. Way to help save the earth!!

Father's Day was my first visit to COLONIAL DOWNS.  I've always seen it from the interstate, but never ventured off my route.  I decided to take my husband for Father's Day.  

We're not gambling folk, but we decided to take a chance on Magic Boots.  Well, here she is...No she didn't come in first, but a very strong LAST!!  There's a whole lot to betting, it was way over our heads.  That was 2 bucks not well spent, but it sure was fun...hootin' & hollerin' for our horse to win!!  But, nonetheless it was a great time.  

They had a salute to military fathers, which I'm partial to since my husband is active duty ARMY, HOOOAH!! They gave free COLONIAL DOWNS baseball caps to all the fathers and had drawings for recliners (which we also did not win!).  They had a clown (& his wife) doing tricks and face painting for the little ones.

There was food & my favorite Funnel Cake.  We sat outside.  It was a nice day, not too hot.  The tables outside have umbrellas.  You can also sit in the Box Seats section,VIP Grandstand seating,  Jockey Club, or Turf Club.

It is still a good time to make a home purchase in Williamsburg!  At this time last year, there were 200 homes sold and this year, there have been 124 homes sold.  That's a 38% decrease in the number sold.  If you compare that to the national average, Williamsburg is still holding strong.
